How it works
Every home enrolled with 2HS goes through the same process, and you can see all of it in your account. Here is what happens from the first conversation through the end of your first year.
This page describes the Elite plan. On Essentials, steps 4 through 8 are replaced by a monthly visual check and vendor coordination. See plans and services.
The process
- Consultation. A 20-minute call about your home, how you use it, and what you have in place today. We tell you whether 2HS is a fit and what enrollment looks like.
- Enrollment. Three screens, done online: your agreement and plan, property and access details, and your card on file. Your card is not charged until 2HS accepts the agreement.
- Onboarding visit. Your steward inventories every system and appliance, photographs the baseline condition of the house, and sets up your property record. This is the reference point for every visit after it.
- Monthly visits. Checklist-driven, inside and out, to the same standard every time, adjusted for any add-ons you've selected. Visits are scheduled in advance so you always know when we were there.
- Condition report. After every visit, a report in your account: photos, findings, action items, and recommendations. Findings are rated by degree of concern so you can see at a glance what matters.
- Action items. For each one, we tell you what we recommend, what we can coordinate, and what needs a decision from you. You decide. Nothing is scheduled without your approval.
- Storm follow-up. After a named storm affects the county, we make a follow-up visit and post-storm condition report as soon as access allows. We check and report; you decide what to do next.
- Annual review. At the end of each year, a summary of what the year showed and what to plan for: aging equipment, recurring findings, and maintenance worth scheduling before it becomes a repair.
Your property record

Everything about your home lives in one place, kept current by your steward:
- Equipment inventory: HVAC, water heater, appliances, pumps, generator, and the rest, with model, age, and service history.
- Every condition report, in order.
- Documents: manuals, warranties, vendor invoices.
- Access notes, stored with restricted visibility.
- Co-owner access, so the people who share the house share the picture.
What an Elite inspection covers
A monthly visit follows a written checklist. In summary:
- Exterior. Roof and flashing from the ground, siding, trim, windows and doors, decks and railings, exterior fixtures.
- Interior. Ceilings, walls, floors, and windows, room by room, for water staining, movement, or pests.
- Mechanical. HVAC operation, filter condition, condensate drainage, thermostat settings.
- Plumbing. Water heater, supply lines, fixtures, signs of leaks, water pressure.
- Moisture. Crawlspace or ground level, attic where accessible, humidity readings.
- Security. Doors and locks, alarm status, garage doors, storm shutters where present.
- Grounds. Drainage, grading at the foundation, irrigation, outdoor equipment.
- Add-ons. Any additional inspection services on your plan, such as a pool, dock, or guest house.
What 2HS does not do
- No cleaning or housekeeping.
- No rental or guest management.
- No licensed trade work as part of the subscription. Repairs are performed by licensed vendors we coordinate and oversee.
- No security or alarm monitoring. We check systems on visits; we are not a monitoring service.
